If you’ve been keeping an eye on the housing market, you’ve probably noticed a big shift. For the first time in years, there are more homes for sale — and that could shape the rest of 2025 in a big way.

Whether you’re thinking of buying, selling, or sitting tight, it’s worth looking at what this trend really means for you.

Inventory Is Rising Fast

Right now, there are 768,000 single-family homes sitting unsold. That’s a 33% jump compared to this time last year. The market hasn’t seen this much inventory since early 2019, which puts us back near pre-pandemic levels.

This buildup isn’t happening evenly across the country. Most of the growth is coming from Sun Belt states, while places like Connecticut are still tight, but slowly catching up.

What this means for you:

  • You’ll likely have more homes to choose from as the year continues.
  • If you’re selling, you’ll face more competition, especially in the South.
  • Expect inventory to keep climbing through summer and possibly into fall.

In the past, listings would peak around August. In recent years, inventory has kept rising through October or even November. If that trend holds, we could hit 900,000 active listings by the end of the year.

New Listings Are Near Their Peak

You’re not the only one considering a move. This past week, 90,000 new single-family homes were listed. That includes 76,000 unsold listings and 14,000 that sold immediately. That’s 8% more than last year.

But here’s the thing: we’re at the seasonal peak. If you’re hoping for a wave of new listings to drive down prices, that likely won’t happen this year.

What you should know:

  • Seller activity is up, but there’s no sign of panic.
  • Listing volume will probably dip after Memorial Day.
  • A slow decline into July and beyond is likely.

Interestingly, condo listings have stayed flat. That suggests the single-family home market is where most of the action is happening this year.

Pending Sales Are Picking Up

Last week saw nearly 74,000 new pending single-family home sales. That’s up 8.3% from the same week in 2024. But don’t mistake that for a surge in demand.

It’s more about how weak the market was last year than how strong it is now.

Here’s what’s going on:

  • Weekly sales are climbing compared to 2024, but that’s a low bar.
  • Year-to-date, total home sales are still down about 3%.
  • The next few months will likely show higher year-over-year sales.

If you’re a buyer, this could work in your favor. Sellers are listing more, prices are soft, and competition is lighter than usual.

Home Prices Are Holding (Barely)

Let’s talk numbers. The median price of homes under contract right now is $400,000. That’s only 0.25% more than this time last year. In some states, prices are down slightly. In others, they’re climbing.

Here’s what’s driving that:

  • States like Texas, Florida, and Georgia are dragging prices down.
  • Connecticut and New Jersey are seeing price gains, but they represent a small share of the market.
  • There’s little momentum to push prices up without a drop in mortgage rates.

If you’re buying or selling, keep this in mind:

  • Prices are sticky, but they’re not climbing.
  • The seasonal price peak is happening now.
  • Expect gradual price declines heading into the second half of the year.

Don’t expect a crash. There’s no major trigger in sight, and the economy is still relatively stable. But there’s also no big driver to push prices higher.

Price Cuts Are on the Rise

With more homes on the market and fewer buyers jumping in, price reductions are becoming more common. Over 37% of listings have already seen a price cut — and that number is rising every week.

Why this matters:

  • Sellers who listed in March and haven’t sold are adjusting their expectations.
  • If mortgage rates stay high, more price cuts will follow.
  • At this rate, over 40% of listings in June could have reduced prices.

If you’re buying, this gives you some leverage. Sellers are more willing to negotiate. If you’re selling, pricing your home right from the start matters more than ever.

Mortgage Rates Are Still a Problem

The big wildcard in all of this? Mortgage rates. So far in 2025, they’ve remained stubbornly high. That’s keeping demand soft and preventing prices from rising.

A drop in rates could change everything:

  • Lower rates would unlock pent-up demand.
  • Fewer sellers would need to cut prices.
  • You could see a quick spike in home sales and stabilized prices.

But you can’t count on that. Over the past few years, rate drops have been unpredictable. If you’re waiting for 6% mortgages to make a move, you might be waiting a while.

What It All Means for You

The summer housing market in 2025 looks different than the last few years. You’re seeing more inventory, more sellers, and softer prices. But that doesn’t mean it’s a buyer’s or seller’s market, yet.

If you’re buying:

  • You’ll have more options than in years past.
  • You can shop with less competition.
  • Watch for price reductions, and don’t be afraid to negotiate.

If you’re selling:

  • You need to be strategic with your pricing.
  • Expect to compete with other listings.
  • Don’t wait too long, as buyer activity typically drops after July.

There’s no crash on the horizon. But there’s no rocket ship, either. You’re looking at a housing market that’s finally rebalancing.
