State of House Buyers of America - September 2026

The housing market continues to give buyers more choices while asking sellers to adjust expectations. As we head into fall, inventory is up, asking prices are softening, and mortgage rates remain high.

At House Buyers of America, we see how those conditions affect homeowners every day, especially those selling homes that need work or facing a tight timeline.

Key Numbers This September, 2026

Through the end of August, House Buyers of America continued to show year-over-year growth.

Compared to January through August 2025, acquisitions are up 34%, revenue 14%, dispositions 36%, and gross margin 6%.

Month-to-month activity can change quickly, so we put more weight on the year-to-date picture. In our experience, homeowners often come to us for many reasons. Whether that’s because of the property’s condition, their timeline, or how much work they’re willing to take on before selling.

What We’re Seeing From Sellers in September 2026

Homeowners are becoming more practical about what they’re willing to do before a sale.

Some homes need thousands of dollars in repairs. Other sellers could list with an agent but don’t want months of cleaning, showings or waiting on buyer financing.

With more inventory available, buyers have choices. A home needing a roof, an updated kitchen, or major cleanup may compete against properties where that work is already done.

Nick Ron, CEO of House Buyers of America, explains:

“We’re seeing homeowners look at the whole process, not just the number they hope to get for the house. If they’re going to spend months making repairs, paying carrying costs, and waiting for the right buyer, they want to know if that extra work is worth it. For some sellers, it is. For others, certainty and getting the property off their plate matter more.”

A traditional sale can still work well for a maintained home and a seller with time to wait. It simply doesn’t fit every situation.

Recent Seller Situations

Ashley Roach in Castle Rock, Colorado, was going through a difficult divorce and needed to sell a home she shared with her ex-spouse. Our team worked with each seller separately, handled the paperwork, and purchased the home As-Is. This way, Ashley avoided repairs and could move forward.

Brandy Taylor inherited a home in Plano, Texas, while living far from the property. Rather than coordinate repairs, maintenance, and a traditional sale from a distance, Brandy chose a cash, As-Is sale. We closed in about 30 days, ending the responsibility and expense of managing a home she didn’t plan to keep.

What’s Happening in the Housing Market?

Buyers continue to gain a little more leverage as fall approaches.

According to Realtor.com’s latest Weekly Housing Trends report, active inventory was 4.2% higher than a year ago during the week ending Sept. 5. The median listing price fell 1.4% year over year to $419,000, while homes spent a median of 61 days on the market, the same pace as last year.

Mortgage rates are adding pressure. The average 30-year rate climbed to 6.76% in early September, its highest level since June 2025.

We’re seeing the effect firsthand. Higher borrowing costs and more inventory give buyers room to be selective about price and condition.

What Does This Mean for Homeowners?

Today’s market rewards sellers who understand what they’re working with before listing.

If your property is move-in ready, priced for today’s market, and you have time to wait, listing with an agent may make sense.

The calculation changes when a home needs major work, or you need to move quickly. Repairs, mortgage payments, taxes, insurance, and utilities keep adding up while a property is prepared or waits for a buyer.

We’ve worked with many homeowners who planned to renovate or wait for a better offer. They come to us when they realize they don’t want to put more time and money into a home they’re ready to leave.

Sometimes the better question isn’t, “How much could I list it for?” but rather, “What will it take to actually get this house sold?”

A Simple Option

For homeowners who don’t want to make repairs or wait through the traditional process, House Buyers of America offers another path.

We buy homes As-Is, so sellers don’t need to renovate, clean, or stage first. No real estate commissions or fees, and sellers can choose a closing timeline that works for them.

If your home is in great condition and maximizing sale price is your top priority, the traditional market may be the better fit. When time, repairs, or uncertainty matter more, a direct cash sale is another option worth comparing.
