While much of the Mid-Atlantic housing market is expected to continue climbing in 2026, Washington, D.C., stands apart.

In sharp contrast to nearby metro areas like Philadelphia and Baltimore, where prices are projected to rise, the D.C. region is forecast to be the only major Mid-Atlantic market to see an outright decline in home prices next year.

According to Bright MLS analysts, the median home sales price in the D.C. metro area is expected to dip 1% in 2026, landing at approximately $616,700. This decline follows a projected 3% price increase in 2025, signaling a potential shift in momentum for local sellers.

Analysts attribute the slowdown in part to ongoing uncertainty tied to the federal government, which plays an outsized role in the region’s economy. As demand softens, D.C. prices are expected to cool, even as other Mid-Atlantic markets continue to post gains.

  • Philadelphia metro: Median price projected at $400,360, up 2.8%
  • Baltimore area: Expected to reach $412,110, up 2.5%
  • North-central Virginia: Forecast at $505,980, up 1.5%
  • Maryland/West Virginia Panhandle: $320,580, up 1.9%
  • Delmarva coastal area: $425,450, up 2.1%
  • Maryland’s Eastern Shore: $459,710, up 2.1%
  • Central Pennsylvania: $308,030, up 3.1%

Across the broader Mid-Atlantic region, the median home price is projected to increase 2.6% to $436,270 in 2026. Nationally, prices are expected to rise a modest 0.9%, reaching $417,600.

More Sales, Even as Prices Ease

Despite the projected price dip, home sales activity in the D.C. region is expected to pick up. Bright MLS forecasts a 9.6% jump in total home sales, with approximately 55,650 transactions anticipated in 2026.

Lower mortgage rates are a key factor. Analysts expect rates to fall to an average of approximately 6.15% by the end of 2026. This could bring more buyers off the sidelines as affordability improves and inventory slowly expands.
