The numbers are in, and Fauquier County is completely changing how we look at the Inner-circle markets near the Washington, DC, metro area. In the past, proximity to the city dictated home values; however, recent data show that’s been completely changed thanks to a change in buyer preferences.

The powerhouse cities like Bethesda and Arlington, referred to as the Inner-Ring, have hit a valuation ceiling. This is causing Fauquier County zip codes, typically known as the Outer-Ring, to become the DMV’s main growth area.

Zillow Home Value Index data measuring one-year growth through January 31, 2026, shows that nine of the top 10 fastest appreciating ZIP codes are located inside Fauquier County. This is area is quickly becoming one of Washington’s metro’s strongest housing growth engines.

Fauquier County Dominates Regional Growth Rankings

Let’s start with the zip code that’s had the highest one-year appreciation: Delaplane, VA (ZIP code 20144). The average home value in Delaplane has increased to around $953K. This is up by 8.2% compared to last year.

 

Fauquier County took nine of the top 10 spots, and the one outlier, Catharpin, VA (20143) in Prince William County, ranked eighth on the list. With an appreciation rate of more than 5%, and an average home value of over over $1 million, the growth in Catharpin only strengthens the case of changed buyer preferences.

These increases are showing that buyers are trading short commutes for larger properties and more land.

So, Why Are the Outer-Ring Suburbs Surging?

Many housing analysts point to a combination of limited supply and a shift in buyer preferences as the main reason behind Fauquier’s growth pattern.

In Fauquier, there are very strict land-use restrictions and widespread conservation easements. Both have effectively limited new housing inventory. Some call this a “conservation shield,” which is basically a structural ceiling on how many new houses can be built.

In a market where buyers are moving away from high-density urban areas, homes in these protected ZIPs have become scarce and highly sought after, driving the appreciation we’re seeing.

Lifestyle Priorities Have Evolved

Priorities for home buyers are shifting considerably, which is why we’re seeing demand increase for these Outer-Ring homes. Instead of wanting a short commute or access to Metro stations, 2026 buyers are preferring a larger home with a yard.

Many real estate professionals are calling this a “privacy over proximity” mindset, and it’s what helped to drive demand up in rural or semi-rural areas that used to be considered fringe markets.

A Clear Virginia-Maryland Growth Divide

Maryland’s suburban home appreciation values have come to a screeching halt, with a decrease of .01%. Compared to Virginia’s suburban growth of 1.12%, even the strongest areas in Maryland, like Frederick 21704, that saw a growth of +0.5%, aren’t competing with the growth we see in VA’s suburbs.

This drastic change signals that the regional housing demand is becoming increasingly specific to certain locations. The demand is no longer influenced solely by affordability, but also by inventory availability and lifestyle changes.

What This Means for Home Sellers
