Throughout 2026, the housing market has spent most of the time trying to find its footing. Today, buyers have more choices, sellers are constantly adjusting their expectations, and affordability continues to shape how fast homes sell.

Being on the ground floor as home buyers and sellers, we’re seeing many of those same trends play out in real time.

Key Numbers This August, 2026

July was a strong month for House Buyers of America, with growth across several key areas.

Month over month, acquisitions increased by 64% compared to June, while revenue increased by 93%. Dispositions rose 21%, and gross margin increased by 63%.

Compared to July 2025, acquisitions were up 64%, dispositions up 21%, and gross margin up 57%.

While individual months fluctuate, we’re continuing to see homeowners seek alternatives when a traditional sale doesn’t fit their property, timeline, or priorities.

What We’re Seeing From Sellers in August 2026

One trend has become especially clear this summer: homeowners are paying closer attention to how much time and money they’re willing to put into a property before selling.

Nick Ron, CEO of House Buyers of America, explains, “We’re seeing more homeowners look at everything that goes into selling their home, not just the potential sale price. When you’re paying for repairs, mortgage payments, taxes, insurance, HOA fees, and other expenses while waiting for a buyer, holding out for a higher offer doesn’t always put you further ahead.”

We’re seeing sellers reconsider their options after months without a sale, while others simply don’t want to spend time coordinating repairs, showings, and a lengthy selling process.

Two recent homeowners show how different circumstances can lead sellers to prioritize a simpler sale.

Paula Kurihara in Arlington, Virginia, inherited a condo and initially listed it with an agent. After months without a buyer, the mortgage, HOA fees, taxes, insurance, and utilities kept adding up. The broader housing market is showing signs of stability, but affordability remains one of the biggest hurdles for buyers.

According to Realtor.com’s Weekly Housing Trends, the number of homes for sale has held above 1.1 million for the seventh week in a row, while median listing prices are down 2.1% year to date.

Mortgage rates remain a major factor and have risen to their highest level in 2026, at 6.69%

Total active inventory has continued to grow, and in the first week of August 2026 we’re seeing a 3.2% increase compared to last year. More homes to choose from, combined with affordability constraints, means buyers can be more selective.

We’re seeing that selectivity firsthand, particularly when a property needs significant repairs or updates.

What This Means for Homeowners

The housing market is moving, but today’s sellers still have to meet buyers where they are.

If your home is updated, priced appropriately, and you have time to wait, a traditional listing may make perfect sense.

But sellers shouldn’t look only at the potential sale price. The longer a property sits, the longer you’re potentially paying the mortgage, taxes, insurance, utilities, HOA fees, and other carrying costs.
