Analysts are referring to this phenomenon as the velocity gap. It’s what’s driving demand for homes within historic districts and neighborhoods that are walkable to the Norfolk Naval Station.
The zip codes that are outperforming the Hampton Roads region are seeing such success because of their closeness to Naval Station Norfolk (NSN) and Old Dominion University (ODU). These economic anchors create consistently well-performing markets because of the demand to live close to these locations.
Both the school and the station create a steady need for housing. No matter what else is happening in the market, homes in these areas are always going to be in high demand. University employees, defense contractors, and senior military officers are always going to need somewhere to live, and often prioritize short commute times over everything else.
