One of the biggest takeaways from First American’s latest report is that the national housing market is no longer moving in one direction.
Instead, local inventory is becoming the biggest factor driving home prices.
In markets where there still aren’t enough homes for sale, prices continue to rise as buyers compete for limited inventory. But in areas where inventory has recovered more quickly, buyers have more options. That extra choice is slowing price growth and, in some cities, pushing prices lower.

Chicago home prices climbed more than 6% compared to a year ago, making it one of the strongest-performing major markets in the report. On the other hand, prices in Denver fell about 2.6%, while several markets in Florida and Texas also posted modest year-over-year declines.
