Places where homes are selling faster relative to last year are places where sellers have a more competitive pool of buyers, meaning they can often be more strict on factors like pricing or offering concessions to potential buyers.

Pending Ratio (25%): This metric assesses the number of homes that are under contract relative to those that are actively for sale. A higher ratio indicates that the vast majority of the homes that are hitting the market are generating an accepted offer.

Inventory Change Year over Year (20%): This factor measures the available housing inventory from year to year. In places where available inventory is shrinking, the market for potential buyers can become more competitive. With fewer available homes for sale, sellers are often able to exercise more leverage.

Sale to List Ratio (15%): This is how pricing leverage is weighed, as it shows where homes are selling above or below their listed price. Places where the ratio is highest are the places where homes are selling furthest above their listed price, indicating significant seller leverage.
